The October Home Check-Up: Securing Your Home for the Fall Season

October is a month of transition. The warm days of summer give way to the crisp air of autumn, and with it comes a new set of responsibilities for homeowners. While you’re pulling out the pumpkins and preparing for Halloween, it’s also the perfect time to give your home a thorough check-up, both physically and financially. A proactive review of your home insurance policy can prevent major headaches down the road.

First, take a walk around your property to identify any potential risks from the changing weather. Check your roof for any loose or missing shingles that could be a problem during fall storms. Look at your gutters and downspouts and clear them of any debris, as clogged gutters can lead to water damage in your foundation. Make sure any tree limbs near your house are trimmed back. A gust of wind could send a dead branch crashing through your roof, and while your policy would likely cover the damage, taking preventative steps can save you the hassle of a claim in the first place.

This is also a great time to review your home insurance policy itself. Pull out your policy documents and look at the key coverages. Is your dwelling coverage still enough to rebuild your home in today’s market? Construction costs have continued to rise, and an old valuation may leave you significantly underinsured. Look at your personal property coverage and consider any new high-value items you’ve acquired over the past year. Did you buy new expensive electronics for the kids? Perhaps a new piece of art? Make sure these are accounted for, and consider a personal articles floater for high-value items.

October is also a month for entertaining, from Halloween parties to Thanksgiving preparations. This means more foot traffic and a higher risk of accidents on your property. Review your liability coverage to ensure it’s adequate. If a trick-or-treater or a guest at your Halloween party were to get injured on your property, your liability coverage would protect you. Making sure your walkway is well-lit and free of tripping hazards is also a simple preventative measure.

Finally, think about risks that aren’t covered by a standard policy. Most home insurance policies don’t cover flood damage, so if you live in an area prone to flooding, you need a separate flood insurance policy. Similarly, a separate earthquake policy is required in high-risk zones. While a standard policy is a great foundation, building a complete safety net for your home means understanding and protecting against all the risks you face. Taking an hour this October to do a full check-up will give you the peace of mind to truly enjoy the holiday season.
